BishopBeale’s Tenant Representation Service is provided through a disciplined approach. Beginning with an analysis of the tenants current and future facility needs, this process includes the use of professional architects affiliated with our firm to establish space requirements and standards. All tenant representation professionals have detailed knowledge and experience, not only in the market but also all the components necessary to provide the tenant with the most efficient and effective space. We can assist you in making your first decision, whether to lease or own your space, using both quantitative and qualitative analysis. Once that decision is made, we then use a step-by-step process to ensure you find the right property at the right price and terms for your budget.
- Prepare market study based on your requirements
- Provide an overview of properties for your consideration
- Prepare lease versus ownership analysis
- Conduct property tours and narrow down to the preferred properties
- Prepare a detailed request for proposal for each of the preferred properties
- Analyze all offers and provide a detailed spreadsheet comparing all pertinent lease terms and net effective rent for each property
- Conduct negotiations with Landlords/Sellers and prepare Letters of Intent
- Review lease package or purchase agreement
- Assist with preparing budget for improvements to space
- Utilize our property management staff to analyze operating data and systems of each building being considered to spot any potential deficiencies or concerns that need to be addressed during the lease negotiating process.
- Negotiate with Landlord/Seller for terms acceptable to you and assist in the review and preparation of the Lease
- Assist with due diligence items and coordinate closing (if purchase)
- Attend final walk-through and punch list
- Provide lease abstract with terms of lease and critical future dates (if lease)
