BishopBeale is committed to utilizing all of our resources to maximize the value of Owner’s real estate assets. Our firm provides a total package of management services for properties. We manage and operate buildings for our own account, and for the accounts of investors. Our experience in the design, development, and management of these properties is extensive.
The operation of a real estate investment requires the same critical ingredients that form the foundation of any successful business. Maximizing long-term value, surpassing the competition and effective use of resources requires expertise in a number of key areas. To achieve excellence, today’s manager must understand all facets of the business atmosphere which affect the Owner’s investment. Client retention through superior service and attentive management; keeping abreast of Government regulations, whether it be ADA Standards, ASHRE’s Green Building Standards or the new Window Cleaning Safety Standards, etc; monitoring taxation; negotiating and enforcing service contracts; providing precise accounting and report information; all work together to achieve cost-effective results.
Management Services
BishopBeale Management shall manage and operate the Property on behalf of the Owner in a first class manner consistent with the Budget, intended to maximize Owner’s return on its investment from the Property and consistent with the management of like properties in the area.
- Prepare Annual Business Plan: Each year, we provide an operating budget for all buildings to include line item revenue projections and operating expenses as well as projected capital needs for the next three years.
- Prepare Operations Manual: For each property we develop an Operations Manual which contains written operational standards, and guidelines and procedures for all facets of building operations.
- Negotiate Service Contracts: At all of our managed properties we ensure that ongoing services provided by outside companies are agreed upon in a written contract.
- b connect: The computerized maintenance system tracks Tenant’s service requests showing the date and time received, date and time completed, individual performing the work, length of time to complete, and all materials used.
- Schedule Property Inspections: As part of our proactive management strategy, we perform monthly inspections of landscaping, janitorial service, HVAC systems, life safety equipment, roof and structure.
- Implement Preventative Maintenance Programs: We implement preventative and planned maintenance programs to optimize efficiency and to reduce costs. Each property is set up in the Preventative Maintenance Program developed for and used exclusively for each property.
- Establish Emergency and Disaster Recovery Procedures: We will develop an emergency manual specific to the property to minimize or eliminate danger to people and property.
- Financial Reporting Services: We recognize the critical importance of accurate and timely financial management and reporting and the central role it plays in Owner’s ability to measure their real estate investment performance.
